Land Use/Zoning Specialist


Summary

The Site Acquisition Specialist is responsible for overseeing the site acquisition process from site candidate identification and qualification through the completion of lease negotiations for multiple sites in order to achieve client deadlines and project goals. This position requires coordination with RF engineering, zoning, and construction personnel on a daily basis to ensure timely and accurate completion of required tasks.

 

Essential Functions

· Identify qualified locations for wireless communication facilities

· Complete property research and due diligence, including property profiles, title reports, vesting deeds, zoning maps, parcel maps, street maps, etc. for selected sites

· Identification of, and coordination with, the property owners, neighborhood associations, and other land owners to gain the authority to enter into legal agreements for the installation of a wireless communication facility

· Negotiate Lease, License, and/or Easement Agreements with designated property owners for a specific site

· Coordinate site visits with multi-disciplinary group, including RF Engineering, land Use, Construction Management, and A&E Departments

· Identify creative solution for the design and development of communication facility when faced with challenging site-specific issues

· Complete leasing packages and other documentation required for the Site Acquisition process in accordance with PTS’ quality assurance program

· Coordinate and participate in community informational meetings as required by local jurisdictions or as requested by respective property owner(s)

· Daily interaction with the RF Engineering, Land Use, and Construction departments to ensure compliance with all client, landlord, jurisdictional, governmental, and industry standards

· Accurate daily, weekly, monthly, and quarterly forecasting and reporting to the Project Manager/Team leader and/or client as required

· Other duties as assigned

Nonessential Functions

· Attendance at recurring status meetings with client(s)

· Mentoring new staff members

Knowledge, Skills and Abilities

· California Real Estate License

· Maintain confidentiality

· Solid understanding of real estate laws, terms definitions and legal documents necessary to secure a client’s real property interests

· Proven ability to work efficiently, multi-task, meet stringent deadlines, and achieve project goals

· Strong leadership, organizational, written, and verbal communication skills

· Work in a schedule-drive environment

· Work knowledge of the Microsoft Office Suite

· Travel when required

Working Conditions

· Approximately 50% time spent in the field and 50% in the office utilizing the computer

· Time spent in the field varies depending upon what stage the project is in

· Lifting requirements not to exceed 20 lbs (drawings, code books, filing, etc.)

Minimum Qualifications

· Bachelors degree in Real Estate or related field

· Masters degree or Juris Doctorate a plus

· Two or more years Site Acquisition or related Real Estate experience required

· Five or more years industry experience preferred

· Real Estate License or willingness to obtain one strongly preferred

· Valid State issued drivers license
